I provide financing on any property type. Residential, Commercial and Farm/Rural properties. Most of my clients are located in Ontario, majority in Southwest Ontario.
My typical client is a farmer, small business owner or homeowner - with farms being my specialty. My clients come to me because, for one reason or another, they don't qualify at their bank. Reasons like credit history with blemishes, marital breakdown, CRA arrears, small business owners and farmers that show low reported income; like a bad crop or poor business performance in past year, hobby farms where bank doesn't give value to full acreage, specialty properties banks wont finance; like gas stations, golf courses, farmers with non-traditional crops (cannabis, mink etc), power of sale bailouts, finance large equipment purchases, renovations, construction. There are an infinite number of reasons but those give you an idea of what I do and how I help people.
Most brokers you will find chase the "A" bank type business and provide rates lower than a local branch can. I do that as well but 75% of my business is funded through a network of private lenders that I have built relationships with over the past 10 years. Before that I was a banker since 1986. Rates are higher than the banks because of the added risk and there are fees payable but I find the money to meet the client's need. I tell my clients that borrowing private money is a "stop-gap" solution until whatever the problem is can be turned around at which time I get them approved at a bank or credit union.
